1. How much is the application fee?
– $60 per applicant. All adults (over the age of 18 years) must apply and pay the application fee.

2. How long does the application processing take?
– From the time that the Applicant has submitted all information, Applicants can expect a response within 5 to 7 business days. This may vary depending on how quickly we receive third-party verifications, such as background checks, income verification, and landlord references.

3. What documents do I need to submit with my application?
– Each Applicant must submit a valid government-issued photo ID. To prove your income, submit 4 most recent pay stubs. If you receive financial assistance, include documentation that demonstrates as such. If you are transitioning jobs, we also accept last year’s tax return and/or a job offer letter. If you have savings that can support the monthly rent, we may also accept copies of your bank statements.

4. How much is the security deposit?
– Security deposits are typically equal to one month’s rent. However, some applicants may receive a conditional approval, in which case the required deposit may be 1.5 to 2 times the monthly rent, depending on the background screening results and local ordinance requirements.

5. How can I pay the security deposit?
– Once approved, EIG will set up a Tenant Portal where you can pay with a credit card (w/ fee) or bank account (w/o fee); additionally, we accept cash, but you must first obtain a payslip or QR code from the Tenant Portal and bring the cash to CVS, Walgreens, or other designated store. Alternatively, you may drop off a Money Order or a Cashier’s Check to our office. Please note that we do not accept personal checks for deposit payments.

6. Will you hold the specific unit of my application for me during my application process?
– Yes, each unit is offered on a first-come/first-served basis. We will hold a specific unit for an Applicant during the time an application is being processed. Immediately after approval, an Applicant must pay the Pre-Lease Deposit within 48 hours and sign the Pre-Lease Deposit Agreement. If the Applicant doesn’t pay the pre-lease deposit promptly, EIG may offer that unit to a different Applicant.

7. How do I know if my application will be approved?
– You may refer to the general screening criteria or the comprehensive and detailed screening criteria that are located in the online application and may vary from the information contained in this literature.
